With rising rent costs and growing property demand, it comes as no surprise that yesterday’s stats revealed the number of court orders to evict tenants is up nine per cent. The way the market is shaping, this trend looks set to continue.

Despite this, the numbers still come as a shock to some. A staggering 74,492 tenants in England and Wales are in severe arrears – a 13 per cent increase compared to the same time last year.

In addition to this, figures for last quarter show there are now nearly 8,700 more tenants over two months in arrears. A lot of landlords are being left severely out of pocket and are being forced to take action.

Our enquiries at Legal 4 Landlords relating to tenant evictions are up by ten per cent, but the biggest increase area for us has been rent guarantees which have seen a 50 per cent increase this quarter. Landlords know the score – they can’t risk not having a rent guarantee in place.
